Summer is in full swing and the next few weeks are full of incredible events. We just finished off a week of fun including the Big Sky Community Rodeo, the inaugural "Running of the Bulls" running race, and the first ever high-end horse auction in Big Sky. Next up is the world renowned Big Sky PBR three-day rodeo event with live music each day, and the Wildlands Music Festival with Dave Matthews, Molly Tuttle and Lukas Nelson. Now is also the time when we are getting outside to fully enjoy the magical wonderland in which we live and others visit. We are surrounded by public lands full of incredible trails, high alpine lakes, and incredible vistas. Some of the Yellowstone National Park trails are only 20 minutes south of Big Sky - an incredible opportunity so close. Last week, we backpacked to the Windy Pass forest service cabin and spent two days hiking from there. It's a real treat - we saw mountain goats, an elk herd, and no other humans while we were there!
On the real estate end of things, business has picked up significantly in the past couple of weeks. We are a vacation-driven market so it makes sense that we see more showings during our peak visitor times in July, August and September. Inventory has continued to increase and, in some segments of the market, we are having price corrections unlike anything we've seen in several years. Buyers, pay attention. This is the most opportunistic time we have seen in quite some time, and if history repeats itself, it will be short-lived. Near the conclusion of Montana's most recent legislative session, a complex and changed property tax code was signed into law by Governor Greg Gianforte. While it will may be a significant change to Montana residents, it's not something new when compared to many other U. S. states. The changes will be phased in over the course of 2025 and 2026. Previously, property taxes were billed at two different rates for values below and above $1.5M. The new regime will add a third tier below $400k, and will look at primary and non-primary ownership differently. Below is a helpful article written by a law firm out of Missoula that helps explain the changes and the effects.
