It's hard to believe that we are almost halfway through the ski season. Apparently with great skiing and lots of snow, time flies faster than normal. We have had more than half of our normal snowfall and there is more on the way. ❄️ We all hope that this trend continues throughout the season. Big Sky Resort's closing day this season will be Sunday, April 27th. If you haven't visited yet this season, there is plenty of time left!
The real estate market is a mixed bag to start 2025. As you can see in the graphic below comparing January 2025 to January 2024, we've had shorter days on market and fewer listings in certain segments of the market which creates competition. There was a drop in median sales price that seems to be mainly connected to the number of developer properties that closed in January 2024. By comparison to December 2024, the number of pending sales was up 38%, the number of closed sales was up 15%, and the number of new listings was down 13%. That all points to a potential increase in competition for the few listings that are out there.
If you are considering a purchase, my recommendation is not to wait to make your decision as increased competition will increase prices. If you are considering selling, a decrease in the number of listings presents an opportunity to be one of only a few fish in the pond.
