Well, I'm a few days late in my July newsletter (which has been ready to send for over a week, but...life!) 🤷🏼♀️
Summer is in full swing in Montana. Finally. ☀️ It's the time that we get to take full advantage of the spectacular wilderness by which we are surrounded and enjoy time with our families. Whether it's fly fishing, hiking, mountain biking, horseback riding, enjoying outdoor live music, or visiting Yellowstone National Park, it's hard to find the time to fit in experiencing all that we have in our backyard.
In between property showings and client visits, I've found time to get out on the trails on bike and on foot, hike to the summit of Lone Mountain, take in the Thursday night Music in the Mountains each week, attend the USA vs. Belgium Round of 16 soccer game in Seattle, and the three-day Under the Big Sky music festival in Whitefish, MT. It was our first time at the UTBS event, and it was filled with so many incredibly talented bands that it was hard to fit them all in! Chris Stapleton was the final headliner and was a highlight of the weekend, but also Of Monsters and Men, Zach Top, Greensky Bluegrass, Ryan Bingham, Max McNown, Old Crow Medicine Show and many more. The Big Sky real estate market continues to favor buyers with price reductions, but our inventory is down slightly over last year. It's not consistent in every segment of the market, however. While some properties continue sitting on the market, others in desirable locations (Town Center, at the resort, in the private clubs) have recently pended, some with multiple offers. Buyer activity and showings increased significantly in July compared to June, and the number of pending listings is up significantly over the same period last year. If you are considering entering the Big Sky market, or increasing your rental holdings, now might be the time to take action. Desirable properties are going quickly this summer, and while it's impossible to predict the "bottom" of any market, what we know for sure is that prices in some areas are lower than they have been in years, which provides an opportunity.
