When we tour clients around our beautiful area, we always love it when our "natives" show their faces, like in these two photos above taken on August 10th. The clients with me this day probably thought I staged the whole thing. 😄 We saw both the moose and mama bear with her cub within an hour of each other. Never a dull moment!
August is a month that can bring us extreme heat, snow showers, or both. This year, we have experienced a stretch of particularly beautiful weather, especially over the past couple of weeks - warm with welcome rain showers. While the month started with smoky skies from wildfires to our immediate and distant west, the skies have since cleared out and the days have stayed warm. In past years, we have endured several first days of school when it was snowing! We are grateful for the continued moisture falling from the sky, and hoping the trend continues into the winter! 🌨️🤞🏼
After a strong July market with a 130% increase in new pendings over the same month in 2025, August has followed suit. Before the month has come to an end, we have already matched the total new pending properties from July with a week left to go. Those sellers who chose the route of recognizing the state of the current market with their list prices are being rewarded with short Days on Market. Others whose properties have been on the market longer have resorted to price reductions to attract attention from buyers, and it's working. Our modest inventory is dwindling, so if you are still on the hunt for a property before the snow flies, I recommend taking action soon while you still have choices.
