What Moonlight Basin's New Madison Base Is Quietly Repricing

Two ribbon cuttings on the same December afternoon in 2024 did more to the internal price ladder at Moonlight Basin than any listing that closed last year. Most buyers I talk with have read the headlines about the world's longest eight-place chair and America's first One&Only. Very few have connected those headlines to the specific pods inside Moonlight where a resale offer written today is either a bargain or a premium, and to which one.

That is the conversation I want to have here. If you are comparing Moonlight Basin against Spanish Peaks Mountain Club or the Mountain Village, the median list price is not the number that decides your five-year math. The number that decides it is which side of the Madison Base transition your parcel sits on.

The 30% that changed the map

On December 20, 2024, Big Sky Resort opened the new high-speed eight-person Madison 8 lift, replacing the older Six Shooter. With an inclined length of 8,631 feet, the new Doppelmayr D-Line suspension chairlift is the longest eight-seat chairlift in the world, and it doubles the uphill capacity out of the Madison Base area and reduces overall ride time by 30 percent. The same afternoon, the new gondola serving the luxury One&Only Moonlight Basin resort opened just after the Madison 8 also with a ribbon cutting. The gondola spans some 3,500 feet, with 200 feet of elevation gain as it rises above the valley floor.

The point is not that a new lift is faster than an old lift. The point is that the former Six Shooter zone was, for years, the reason a cabin in Cowboy Heaven or a mid-mountain condo at the Moonlight Lodge traded at a discount to comparably finished inventory on the Mountain Village side. "Our old but beloved Six Shooter lift was one of the coldest lifts on our mountain, if not in North America," Big Sky Resort's president told the Bozeman Daily Chronicle at the opening. That discount was a real feature of the market. It is now a legacy artifact still visible in some resale asks, and that gap is the trade.

Reading Moonlight Basin as four pods, not one price

The Moonlight numbers you see on aggregator sites blend product tiers that behave differently in the current cycle. A useful way to read the community today:

LakeLodge, near Ulery's Lake. The Robb Report reporting on the building put the CCY Architects lodge at 16 units ranging in price from $775,000 for a studio to $4.5 million for five-bedroom penthouses, set close to Ulery's Lake with common amenities that include the Three Forks Tapas restaurant and bar, a retail shop, an outfitters HQ for gear rental, a gym, indoor basketball court and climbing wall, a kids' club, an outdoor pool, two hot tubs and ski-in, ski-out access to the new Jayhawk triple chair. This is the tier that already prices in the new Madison Base.

Cowboy Heaven and Moonlight Mountain Homes. Cabin and townhome stock closer to the former Six Shooter alignment. Historically the accessible entry point into the club, and where I see the widest gap between what a Madison 8 ride-time buyer would pay and what a pre-2024 comp told the seller to ask.

Timber Ridge and the Moonlight Territories. The acreage story. Larger private parcels where value is set by view corridor, wildland edge, and the fact that of the original acreage, over 17,000 acres have been permanently protected to preserve open space and critical wildlife migration corridors, with development philosophy centered on neighborhoods, lodges, and amenities strategically placed to preserve and respect views and open spaces. This tier is the least affected by the lift transition and the most affected by what comes next.

One&Only Private Homes. Designed by Olson Kundig, One&Only Moonlight Basin Private Homes are available with a choice of five and six bedrooms, in two- and three-story plans, ranging from $9M to over $15M. At the December 2024 opening, homes at the resort ranged between $8.8 million and $14.5 million per the Big Sky Real Estate Co. website, and Forbes reported that 65% of the resort's private homes were sold earlier that summer. This is trophy inventory, and it is priced against the resort brand as much as against comparable Big Sky square footage.

Where the resale gap lives right now

If you plot those four tiers against a single Big Sky benchmark, the picture sharpens. Zillow's Home Value Index for Big Sky sits at roughly $1.64M as of mid-2026, and the Zillow ZHVI page for Big Sky shows values off about 6.8% year over year. Median active list is closer to $2.4M. Legacy Moonlight cabins and mid-tier condos historically opened around $2M and ran up to roughly $15M for custom homes. LakeLodge two- and three-bedroom units in the low- to mid-millions, sold as new construction with lift-adjacent amenities baked in, effectively reset the price floor on the north side.

What that means in practice: a 2019-era Cowboy Heaven cabin priced at 2023 comps is often the mispriced parcel in the community right now. Not because the cabin is worth less than it was. Because the trip from that cabin to a warm chair, a public lodge, and a member restaurant is materially different in December 2026 than it was in December 2023, and the ask has to reflect it in one direction or the other. Sellers who are ahead of that conversation trade quickly. Sellers who are not, sit.

At the top, the pricing question is inverted. One&Only Private Homes carry a brand premium that is real and defensible today, but the master plan behind them is not finished.

The Madison Village question

Here is the piece most out-of-market buyers miss. At the December 2024 opening, Kevin Germain, VP of Moonlight Basin, told Explore Big Sky that Madison Village will be Moonlight's future ski village in the current location of the Madison Base Area. Big Sky Real Estate Co. materials name Moonlight Basin West and Madison Village as the next residential expansions.

Read that quote through a pricing lens. The Madison Base is going to keep adding lodges, restaurants, and residential product for years. That is bullish for legacy pods that already sit within a short ride of it, and it argues for patience on trophy tiers where the scarcity story assumes the resort brand carries the entire premium. The buyer who wants a One&Only Private Home should own the reason they are paying for the label rather than waiting for the neighborhood to build in around it.

Before you write the offer

A short list of the transaction-specific friction I raise on a first showing:

  • Montana is a non-disclosure state. Sold prices are only visible inside the Big Sky Country MLS, so the "market comp" narrative a listing agent brings you is verifiable but not from Zillow. Ask for the MLS-sourced comps in writing.
  • The Moonlight Basin Club membership is a separate document from the deed. As I wrote in the Spanish Peaks piece, at Moonlight and its neighboring club, membership carries its own initiation and dues structure. Do the diligence on the membership before the inspection period ends.
  • Ski-in, ski-out at Moonlight is not one product. Some parcels touch groomed connectors. Some require a short walk in shoulder season. Ask which lift the seller actually skis to, and in which month.
  • The Madison Base is a construction zone through the next several phases of the master plan. If quiet is a criterion, weight the Territories and West Fork side of the community. If proximity to lodges and restaurants is the point, the LakeLodge and future Madison Village pods answer that directly.
  • Bozeman Yellowstone International is the practical airport. Plan on about an hour to Moonlight in normal conditions, longer in a February storm.

A few questions I keep getting

Does Madison 8 make Moonlight ski-in, ski-out to Big Sky Resort's core?
It makes the north-side terrain fast and warm in a way it was not before. Getting from a Moonlight parcel to the Bowl or the Tram still involves a mountain traverse. For families that ski mostly on the north side, the practical experience is significantly improved. For a household that lives on the tram, the answer is more nuanced.

Is One&Only worth the premium over a comparable Spanish Peaks residence?
Different products, not directly comparable. Spanish Peaks is a private club community anchored by the Montage. One&Only is a public resort with a limited residential collection and reciprocal access privileges. The right comparison is lifestyle and service model, not per-square-foot.

What does reciprocity with Spanish Peaks Mountain Club actually get me?
Moonlight materials describe cross-club access to certain amenities. Read the current member handbook rather than the marketing page. Reciprocity terms change, and the version in force when you close is the version that matters.

Is now a good time to buy in Moonlight given the Big Sky ZHVI is down year over year?
The year-over-year print reflects a broader Big Sky reset, not a Moonlight-specific correction. Inside the community, the lift transition is a pod-by-pod story more than a marketwide one. A soft headline number and an infrastructure-driven repricing inside a specific pod can be a productive combination for a patient buyer.
